Successful Joint Venture Exit
Cyril Leonard advised Citibank Private Bank (Citigroup) and Countryside Properties Plc on the sale of Syward Place, Chertsey a 4,764m2 (51,280ft2) prime office development which had been pre-let to EMC Computer Systems (UK) Limited at a arent of £28 per ft2. The property was sold to Barclays Bank Pension Fund for a price in the region of £18,000,000 to show a net initial yield of 7.5%. Cyril Leonard had previously advised Citibank and Countryside Properties Plc on the formation of the join venture with debt finanace provided by Helaba Bank.

"Big Brother" moves in
Cyril Leonard advised Baylight Properties Plc in forming a joint venture with Helical Bar plc for the acquisition and refurbishment of the Sheperds Building, Shepherds Bush, London W14. The building will provide 145,000ft2 arranged on lower ground and five upper floors and our clients have already successfully pre-let 35,000 ft2 to Endemol who produce the popular TV Channel4 programme "Big Brother". As well as being the home for the BBC, Shepherds Bush will also benefit from the White City Shopping Centre which is set to transform the area into a major destination in the Capital.

Strategic Alliances
Byrnam Wood, specialist New York office brokers continue to win instructions from a number of major blue chip clients. Byrnam Wood recently completed a major leasing deal to global lawyers, Hale and Dorr, involving the acquisition of office space at 300 Park Avenue and The Chrysler Building. The deal was completed to a tight timescale at the peak of the New York office market by strategically liasing with two major property landlords.

CL -Walker
Cyril Leonard's associate based in Atlanta, Georgia have recently represented Discount Auto Parts in site selection, real estate & incentive negotiations and tax engineering for its 388,000ft2 distribution centre on 71 acres in Missippi.

85,000 ft2 office development. A joint venture between Citibank Private Bank and Welbeck Land Plc Debt finance provided by KBC Bank.
